Position Summary: Primary Responsiblities: 2. Responsible for the management of technicians including recruiting/hiring, supervision, recognition, disciplinary actions, salary administration, performance appraisals and terminations. Develops and trains staff to ensure high skill levels and technical competence. Partners with Human Resources on employee development and planning initiatives. Responsible for the continued awareness of the COPT core values (ISITE). Secondary Responsibilites: 2. Provide operating and capital expenditure recommendations to the property management team. 3. Perform other job-related duties as assigned. Requirements: 2. Universal CFC certified. 3. State Certified Journeyman’s license or equivalent. 4. State Certified Master’s license or equivalent is preferred. 5. Minimum of ten years relevant work experience working as a senior level service technician with at least two years of experience providing work direction/supervising others. 6. PC proficiency including Microsoft Office applications and ability to learn company specific software. 7. Ability to adapt to new or changing software programs. 8. Proficiency in automated work order systems preferred. 9. Ability to routinely perform on call and off hour duty including evenings, weekends and holidays and to respond to emergency situations on a 24-hour on-call basis. 10. Ability to create and manage the on call schedule for assigned technicians. 11. Demonstrated management and leadership skills. 12. Strong knowledge of building systems (HVAC, mechanical and electrical) including how to troubleshoot, maintain and control. 13. Extensive knowledge of building VAV systems. 14. Working knowledge of energy management systems. 15. Must be able to read trade related electrical, mechanical and plumbing drawings and internal wiring schematics. 16. Ability to solve problems and deal with a variety of options in varying situations. 17. Monitors and implements OSHA requirements for technical staff/vendors. 18. Must possess a valid driver’s license and ability to operate a motor vehicle. 19. Good verbal and written communication skills. 20. Strong organizational skills. 21. Strong customer service focus and interpersonal skills to effectively interact with tenants, suppliers and other technicians. 22. May be required to carry and maintain appropriate government credentials. Physical Requirements: 2. Able to occasionally lift heavy objects and exert sustained physical effort over a long period of time. Must be able to access building via ladder, stairwell or roof hatch and be able to sustain oneself over a long period of time. | |
