Position Summary:
Primary Responsibilities:
2. Maintain civic and governmental relations, act as liaison with state, federal and local government representatives and agencies regarding the development activities of the company. Coordinate all required federal, state, and local approvals including grading and building permits.
3. Oversee the preparation of all bid documents, bid evaluations and selection of contractors by assigned team members.
4. Oversee value engineering exercises and provide project cost control for new construction in accordance with approved budgets.
5. Monitor project cost projections, budget variances, schedule progress, and highlight potential problem areas during construction process. Monitor construction for compliance with development strategy and critical path maintenance.
6. Oversee and regularly update project cash flows, forecasts and proforma lease-up projections.
7. Supervise development and construction team members, including giving work direction, mentoring, reviewing their work, training, development, and the annual performance review process.
2. Assist in developing necessary investment committee, board, and mortgage packages.
3. Knowledge of sustainable development and construction.
4. Special assignments as required, such as tax appeals, outside consulting, architectural review committee, analyst and lender tours, etc.
5. Provide assistance to other departments to market, sell and/or lease properties in our projects.
6. Participate in professional industry and governmental organizations that produce benefits to the company.
7. Perform other related duties as assigned.
Required Skills, Knowledge and Abilities:
2. Minimum of ten (10) years progressively responsible experience in project management and/or construction management.
3. Minimum five (5) years of real estate development experience with a minimum of three years directly related experience.
4. Experience in cost estimating and forecasting.
5. Possess strong analytical, verbal, written and interpersonal skills.
6. Proficiency in spreadsheet applications.
7. Must be able to physically inspect buildings and large land holdings.
8. Must be comfortable dealing directly with top management of outside companies, providing professional presentations and effective follow-up.
2. Financial analysis ability.
3. Ability to read construction/ development plans.
4. Knowledge of LEED Certification requirements and process. | |
