Description

Primary Responsibilities:

1.  Plan, coordinate and supervise all electrical or mechanical maintenance and repair activities.  Direct contractors, subcontractors and engineers on all aspects of maintenance.  Oversee the daily operation of facility controls and asset management systems.  Integrate customer engineering and maintenance standards and requirements into the facility maintenance program and any configuration changes.  Primary interface with the customer for reconfiguration, changes and operational requirements.

2.  Develop cost estimates for maintenance activities and equipment. Evaluate, forecast and manage operations and maintenance costs.  Review purchases of supplies, tools and equipment.  Assist with preparation of annual operating budgets.  Review, approve or recommend approval of all change requests, change orders, invoices and payment applications.

3.  Establish bidding procedures as they may apply for contract maintenance activities. Administer maintenance contracts.

4.  Schedule maintenance activities in accordance with customer operational requirements.  Review, coordinate, approve or recommend approval of all changes to established maintenance schedules.  Monitor and inspect all performed maintenance to ensure a high degree of quality control.

5.  Develops staffing plans. Responsible for staff management including recruiting/hiring, supervision, disciplinary actions, recognition, salary administration, performance appraisals and terminations. Develops and trains staff to ensure high skill levels and technical competence. Partners with Human Resources on employee development and planning initiatives.  Responsible for the continued awareness of the COPT core values (ISITE).

Secondary Responsibilities:

1.  Perform estimating procedures during various phases of maintenance activities.

2.  Direct miscellaneous construction and maintenance in support of operational requirements.

3.  Stay current in industry best practices for data center and other related facilities maintenance and operations.

Requirements:

1.  Bachelor’s degree in electrical or mechanical engineering or related field.

2.  Minimum of 8 years of progressively responsible experience in electrical/mechanical engineering related to office buildings and data centers.  Experience with the operation of 5 KVA or similar substations, PDUs, switch and parallel gear, emergency power generation equipment in excess of 2 megawatts.

3.  PC proficiency including Microsoft Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software.

4.  Ability to adapt to new or changing software programs.

5.  Ability to recognize, diagnose and resolve operational problems.

6.  Excellent customer service skills.

7.  Ability to prepare and monitor budgets.

8.  Strong organization skills and attention to detail.

9.  Strong verbal, written and interpersonal skills.

10.  Demonstrated ability to provide leadership, direction and effectively manage a team.

11.  Demonstrated ability to prioritize and problem solve.

12.  Ability to be available to be on call and respond at off hours to emergency situations.

13.  Required to carry and maintain appropriate government credentials.

Physical Requirements:

1.  Must be able to access buildings and grounds including but not limited to climbing ladders, stairwells, rooftops and confined areas.
