Description

Position Summary:

Responsible for the oversight and implementation of various Environmental Health Safety (EHS), Risk Management and Safety programs for a single site.  Implement and direct a safety program, training, Indoor Environmental Air Quality (IEAQ) program, due diligence, emergency response, regulatory compliance, inspections and audits.  Also responsible for management of special projects as needed.

Primary Responsibilities:

1.  Develop, implement and direct a safety program.  Provide training to include regulatory compliance.

2.  Conduct inspections and audits.  Participate in the inspection and punchlist of shell buildings prior to Tenant Fit-out and Occupancy including the inspection of existing buildings within the COPT portfolio for regulatory compliance.  Participate in the due diligence as part of the acquisition process.

3.  Coordinate fire drills for buildings in the COPT portfolio.  Responsible for the emergency preparedness plan for all COPT offices.  Coordinate and provide emergency exit plans at all COPT buildings.

4.  Coordinate life safety and evacuation plans with customers.

5.  Provide regulatory guidance on permits; air quality, hazardous materials, other environmental.

Secondary Responsibilities:

1.  Responsible for claim-reporting process.  Support insurance carrier annual and ad hoc inspection program.  Participate in periodic property, casualty and environmental insurance underwriting meetings.

2.  Perform other job related duties as assigned.

Requirements:

1.  Bachelor’s degree in Occupational Health and Safety, Safety Sciences, Safety and Engineering Technology, Safety and Environmental Management, Health and Safety Studies, Business Administration or other relevant discipline.

2.  Industry Certifications including Certified Safety Professional, (CSP), Associate Safety Professional, Occupational Health and Safety Technologist (OHST), Construction Health Safety, (CHST), Safety Trained supervisor, (STS).

3.  Minimum five years experience in property management or related industry. 

4.  PC proficiency to include (but not limited to):  Microsoft Office applications (Word, Excel, Outlook, etc.) and the ability to lean company specific software.

5.  Ability to adapt to new or changing software programs.

6.  Demonstrate expertise in planning, managing and safety related programs.

7.  Knowledge of OSHA regulations, National Fire Protection Association (NFPA), National Electrical (NEC), Building Codes and EPA regulations.

8.  Required to carry and maintain appropriate government credentials.

Physical Requirements:

1.  Must be able to access building and grounds including but not limited to climbing ladders, stairwells, rooftops and confined areas.
